Specialist Disability Accommodation
Purpose-built homes designed around your needs, funded through your NDIS plan, with expert support from a trusted Sydney SDA provider.
What Is Specialist Disability Accommodation?
Specialist Disability Accommodation (SDA) is purpose-built or significantly modified housing funded through the NDIS for participants with extreme functional impairment or very high support needs. Unlike standard rental properties, SDA dwellings are designed from the ground up to support independence, safety and comfort for people with complex disabilities. At Top Disability Care Australia, we provide SDA homes across the Parramatta and Strathfield areas of Sydney. Our properties are enrolled with the NDIA and built to meet the strict requirements of the SDA Design Standard, ensuring every home delivers the features and quality our residents deserve. SDA funding covers the cost of the dwelling itself — the building, fixtures and specialist features — and works alongside other NDIS supports like Supported Independent Living to create a complete living arrangement tailored to your needs.

SDA Design Categories We Offer
Every SDA home is built to one of four design categories defined by the NDIS. Improved Liveability homes feature enhanced sensory design for participants with intellectual or cognitive disabilities, including clear layouts, luminance contrast and supportive technology. Fully Accessible homes provide full wheelchair accessibility with wider doorways, step-free access and accessible kitchens and bathrooms. Robust homes are constructed with high-durability materials and reinforced features to create a safe environment, while High Physical Support homes represent the highest standard — incorporating ceiling hoists, backup power, assistive technology and automation for participants with significant physical support needs. Top Disability Care Australia works with you and your support coordinator to identify the right design category and connect you with an appropriate vacancy.
Living in a Top Disability Care Australia SDA Home
When you move into a Top Disability Care Australia SDA home, you become a tenant with full rights under NSW tenancy law. Your home is your home — you have the right to personalise your space, choose who visits and live with dignity and privacy. Our role is to maintain the property to the highest standard and ensure it continues to meet your needs. Our SDA homes are located in established Sydney suburbs with access to public transport, shops, medical services and community facilities. We coordinate closely with your SIL provider, support coordinator and allied health professionals to ensure your home environment supports your broader NDIS goals.
How to Access SDA Funding
To access SDA, it must be included in your NDIS plan. Your support coordinator or plan manager can request an SDA assessment, which evaluates your functional capacity, housing needs and whether SDA represents value for money. If you already have SDA funding in your plan, Top Disability Care Australia can help you find a suitable vacancy. If you are exploring whether SDA is right for you, our team can guide you through the process and connect you with the right professionals to support your application. Getting into SDA can feel complex, but you do not have to navigate it alone — Top Disability Care Australia has experience making the transition into specialist accommodation as smooth as possible.
